Equity-One recently funded a $1.14 million first mortgage facility secured against a mixed-use retail and residential asset in Hunters Hill, NSW.

The borrower held significant underlying equity in an unencumbered property asset and required short-term liquidity to support a genuine working capital need in their business.

While the underlying security position was strong, the transaction fell outside conventional banking parameters due to the transitional and time-sensitive nature of the funding requirement. Rather than requiring asset disposal or a prolonged refinance process, the facility was structured to provide efficient access to capital while allowing the borrower to retain control of the underlying asset position.
